The warranty, in plain English
For one year from the day we finish, we stand behind how your concrete was placed, finished and jointed. If something we did isn't right, we come back and make it right.
- Hairline cracks under 1/4 inch are normal for all concrete, especially on our clay soil, and count as cosmetic. Control joints and steel on chairs keep them thin and in straight lines.
- Cracks wider than 1/4 inch, or a step where one side sits higher, we come out and evaluate for coverage.
- Soil movement is excluded. North Texas clay swells when it's wet and shrinks when it's dry. No one in Texas can warranty clay. What we can control is everything that makes big movement less likely: the base, the steel, the thickness and the joints.
More on what's normal and what isn't is in our concrete guide.
How payments work
- $250 deposit when you accept. It locks your price and your spot, and it's credited to your next payment. It's never added on top.
- Half the price, less your deposit, before the crew mobilizes. That's when the concrete, steel and crew get committed to your date.
- The balance on completion. After you've walked the finished work with us.
Every payment goes to Black Dog Exteriors LLC through your invoice. Never pay a crew member directly. Why it's set up this way.
The full work agreement
This is the agreement every customer accepts on their estimate page. Your estimate fills in the details: the scope, the price and your options.
This agreement is between Black Dog Exteriors LLC ("Black Dog") and the Customer named on this estimate for the concrete work described in this estimate, which is made part of this agreement.
- Workmanship guarantee. Black Dog guarantees its workmanship for one year from completion, in writing. The guarantee covers placement, finish and joint work, including a one-year warranty on cracks: cracks under 1/4" are considered cosmetic and are not covered; cracks over 1/4" will be evaluated for warranty coverage. Soil movement is excluded. No one in Texas can warranty expansive clay.
- Exclusions. Damage to unmarked underground utilities, sprinkler lines, pipes, cables, drains or other concealed items is not included. Black Dog calls 811 before digging; the Customer marks or points out any private lines (sprinklers, landscape lighting, septic, pool lines) before demolition. Any required repairs or unforeseen additional work (sub-base failure, buried obstructions, footage beyond the scope described) is priced in writing and approved by the Customer before it happens.
- Curing. No foot traffic for 24 hours, no vehicles for 7 days, no heavy trucks or trailers for 28 days. Decorative finishes: no furniture for 7 days and sealer needs 48 dry hours. New concrete can show minor surface variation, color variation in decorative finishes, and hairline shrinkage cracking; these are normal and not defects.
- Customer provides clear access to the work area on work days (vehicles off the drive, gates unlocked, items moved off the slab), water and power on site, and keeps pets and people off the work area during the pour and cure.
- Changes. Changes to the scope are priced and signed in writing before the work happens. Verbal changes are not binding on either party.
- Cancellation. Either party may cancel before demolition begins by written notice. The deposit is refunded less any materials already ordered or non-refundable costs incurred. After demolition begins, the Customer is responsible for work completed and materials ordered to the date of cancellation.
- Permits and inspections. Permit fees, if required by the city, are billed at cost. Black Dog schedules required inspections; delays caused by the inspecting authority are not Black Dog's delay.
- Site conditions. Black Dog is not responsible for damage to lawn, landscaping, sprinkler heads or pavement in the access path that is reasonably necessary to get equipment and concrete to the work area, but will take reasonable care and tell the Customer the access route before work starts.
- Late payment. Amounts not paid within 7 days of the due date accrue interest at 1.5% per month. Black Dog may suspend work while a payment is past due. The Customer is responsible for reasonable collection costs, including attorney's fees, on any amount that must be collected.
- Photos. Black Dog may photograph the work before, during and after for its records and may use photos of the finished work in its portfolio and advertising without showing the Customer's name or street address, unless the Customer opts out below.
- Subcontractors. Black Dog may use qualified crews under its supervision. Black Dog remains responsible to the Customer for the work and the guarantee.
- Entire agreement. This agreement and the estimate are the entire agreement. Texas law applies; venue is the county where the property is located. If any term is unenforceable, the rest stands.
Weather. Concrete can't be placed in rain or near-freezing temperatures. If the forecast turns, Black Dog calls by 6 pm the evening before and sets the next dry date.
Texas Property Code notice: a contractor or subcontractor who furnishes labor or materials for improvements to residential property may have a lien on the property if not paid. Keep this agreement and your payment receipts with your records.

Questions people ask
How long is the warranty?
One year from completion, in writing. It covers our placement, finish and joint work.
Are cracks covered?
Hairline cracks under 1/4 inch are normal for concrete and considered cosmetic. Cracks wider than 1/4 inch, or where one side has moved higher than the other, we come out and evaluate for coverage.
What isn't covered?
Soil movement. North Texas clay swells and shrinks, and no one in Texas can warranty it. Damage from heavy vehicles before the 28-day cure, new drainage problems and tree roots growing in later are also outside the warranty.
